Realtors
A Realtor is an individual trained and licensed to negotiate
the sale of real estate on behalf of the property owner. Hiring a
Realtor is a good idea for the property owner because when you are using a real
estate agent, properties tend to sell more quickly due to several factors:
a) the property is usually correctly priced because the real estate
agent will evaluate comparable properties in order to determine the fair market
value of the property being sold;
b) the real estate agent will market
the property in the MLS (multiple listing service) allowing other real estate
agents to inform their clients of the property being for sale; and
c)
the real estate agent will conduct open houses that will bring potential buyers
into the property.
If you are a buyer, it is good to have a realtor
because the real estate agent has access to the MLS and will be able to quickly
narrow down the multiple properties listed on the MLS to fit the criteria
that the buyer wants in his or her dream property.
A realtor's
commission is usually paid for by the seller and the percentage of the
commission is negotiable between the client and realtor.
