Selling a Real Property

 

Selling a Real Property is currently a frustrating process due to our being in a Buyer's market.  Homes are sitting on the market for longer than before, but once a Buyer is found, and a contract is negotiated, Real Estate Attorney Ingrid Santamaria will make the transaction easy. 

Currently, the most difficult part of selling a home is getting a buyer interested in the home.  It is not a bad idea to stage the property to make it more ideal to buyers.  Easy changes, such as de-cluttering, painting in neutral colors, getting rid of personal effects and pictures, and nice landscaping will attract buyers to the home and allow them to picture themselves living there.

Once the buyer is interested, the most important thing for the seller is to negotiate the terms of the contract to his or her benefit.  With the help of Attorney Ingrid Santamaria, the negotiation and drafting of the Contract will be handled with expertise and will be as favorable to the seller as possible.  Once the contract has been signed by both parties, the seller's main objective is to provide equitable title, meaning that Attorney Ingrid Santamaria will do a thorough title search to ensure that there are no clouds on title, and if there happen to be any title defects, that these be cured so that that title may be transferred to the buyer free of any defects.

At closing, the Seller will usually receive his or her proceeds from the sale of the property after signing over the deed to the property and any outstanding mortgages or liens against the property in the seller's name shall be paid off from the proceeds.  The Seller does not need to worry about a thing, Attorney Ingrid Santamaria will handle everything.
